Do Hard Money.com is very simple; we provide short term funding to real estate investors. We do this based on the equity in the property rather than the qualification of the borrower. We have been in business for over 6 years and have not only survived the worst real estate crisis in the history of our country but we never stopped lending during the worst real estate market of all time. Most of our investors where profitable during this trying time and at a minimum they where able to break even. We want our investors to MAKE money and we want to lend on deals where we know that will happen. Basically if an investor finds a good property that has value we fund that property. Most of our clients rehab and retail the property for resale. Some of our client’s just resale the property once they close on it to another investor or retail buyer and some refinance the property and keep them long term.

We are known for providing 100% financing to purchase a property. We also do not require any monthly payments for the initial term of the loan. We don’t care about credit scores of the borrower as well. We don’t require tax returns, financial statement. Our application process is very simple and fast to complete. We can also fund in 48 hours from the time we receive a complete packet. Our company was designed by Real estate investors for Real estate investors knowing the needs that real estate investors have. We are really the last of the true hard money lenders, lending solely on the value of the property rather than the strength of the borrower.

Between now and December 31, 2012 DoHardMoney.com has set a goal to help our Real Estate Investor Clients make 26 Million Dollar NET, After all expenses have been paid. In fact we are so committed to helping our clients hit this goal we have posted it on every page on our web site. On our web site it shows the goal as well as the amount that has been realized by our clients to date. Watch the tally grow as the days and months go by. We realize that our clients need to make a healthy profit or there is no reason to be in business. Our emphasis as a company is to insure that our clients are making money, if our clients are making money then we are making money. Achievements

We have successfully helped hundred of real estate investors fix up and make money. Over the course of the last 6 years we have seen Millions of Dollars of profit made. Over the course of hundreds of transactions there have been so many success stories that can be told. The Story of the Single Mother that started Rehab and Retail properties that was able to do it from home and make a great living without interrupting the time with her Kids. Or the customer that had a goal to pay down their personal home $100,000 per year and has accomplished that goal the first year. We can go on and on with stories. At the end of the day we realize that it is all about people and families. We just recently started trying to keep pictures of homes funded and we are committed to continue to do it. Every home funded comes with a story of helping the prior owner rather than a bank or an individual, helping the title company, Insurance Agent, Local Repair Man and Contractors, National Supply Companies, the Neighborhood, The Community Tax Base, State Taxes, Local Real Estate Agents, The New Bank, The New Buyer. One of the most memorable stories is that of a Customer that came to us that was in very bad financial shape. For example purposes we will call him Bob. Bob was behind on his personal house payment, Bob had recently been laid off from his job. Every loan Bob owed on he was behind on payments and in fact he was on the brink of Bankruptcy and had already contacted an attorney regarding a bankruptcy. Bob contacted DoHardMoney.com because he had a friend in real estate that found a property that would be a good candidate for a Rehab and Retail. Bob did not have any experience selling a property but he did have experience doing work on properties and was very handy. DoHardMoney.com does not care what a borrower’s credit scores are, what a borrower financial statement looks like, what a borrowers job status or Job history is. We simply look at the value of the property and that is exactly what we did with Bob. To make a long story short we funded a loan to Bob, he fixed up the property, resold the property and made $20,000. With that money Bob was able to pay off creditors as well as bring his house payment current. Bob went out and found a new property and brought it to us again. We funded that property and Bob made $15,000 when he sold it. Bobs average income was around $40,000 in previous years. It looks like this year Bob will make over $100,000!
